Yes, you’re right Constructo, March 2019 for Longo’s. In my defense, when they started renovation, entire mall & Longo’s was supposed to be done by now but then they decided to also do office building upgrade and cladding since hoardings are up.

Looks like that black paint job was a test run for new black material and needs to be some other colour than black

Looks like Longo's is going in on Greenfield Ave since there a large ares of steel shell there now.

Miss the boat for meeting accessibility needs for the north entrance and most likely be back to fix it after 2025.

Was sure the black paint was a sealer and one of the photos shows where some work has to be done before cladding. Not a fan of Black regardless.

Interesting on truck turning area and you can see various loading docks there now.

Lacking time to follow threads these days, as well taking photos to the point of missing things. In the process of getting ready for a trip on Thursdays and most likely will not have all the photos I shot on the 17th on line before I go.
 
The south and east sides of the office building are nearing completion. The "green roof" looks sparse and mostly dead. Tons of steel beam went up this week extending the "Pivot's" footprint to the south close to 4 Forest Laneway.

Are they gonna replace all the windows on the office towers or just the lower podium sections? If they do this corner would look absolutely brand new but even if they don't, still awesome :)

They will. The buildings are getting upgraded for energy efficiency so new windows are pretty important in regard to minimizing heat loss. I'm guessing they'll get to the windows once they're done the weather coating, insulation, and metal panels on the outside.
 
Does anyone know when the north door to the foodcourt from Greenfield will be open? It looks like the entrance is done, and just needs the sidewalk to be poured leading up to it.

The windows on both office buildings were replaced a few years ago and are energy efficient. They will not be replaced again during this property reno.

Were the office window replaced under RioCan/Kingsett ownership or the previous one - who really didn’t do anything to maintain the property?

I do recall the 3 apartment towers getting their balcony (and I assume windows) replaced a few years ago since that was quite a show. I think it was around the time of the sale, so maybe it was under RioCan/Kingsett ownership.

Quoting my Riocan contact, "the windows were replaced over the last 5 years." Pick owner A or owner B.
The windows in the 3 Forest Laneway buildings have not been upgraded and tenants can feel cold air infiltrating in the winter and AC cooled air leaks out in the summer but HVAC is covered by the owners. It's a big expenditure to do 1004 units and the owners do not fund large capital projects through debt financing but only through positive cash flow. It's overdue and they will get a long term payback on the energy savings but it's not a line item in any near term budgets.
 
The three apartment towers are not owned by RioCan but a separate entity Axes Investments. Their relationship seems a little testy at times. Yes the windows really do need replacing. I'm in building 2 facing East. Even with central air I'm dreading the coming heatwave.
