The rendering is indeed comical (almost purposely misleading). The project is located on Avenue Road north of Lawrence at a very commercial stretch of Avenue Road. To the east of the project are single detached homes, some of them new McMansions built up to the property line. The streets are rather wide. No way the tree canopy would have the coverage shown in that "rendering".
