The City of Vancouver has received an application to rezone 3510 Fraser Street from C-2 (Commercial) District to CD-1 (Comprehensive Development) District to permit the developmetn of a 6-storey mixed-use building.

Since the application was submitted in October 2017, there have been revisions made to the application to reflect feedback received during the Community Open House, Urban Design Panel and staff review. A summary of changes comprise of the following:

Changes made to improve accessibility to the building. The main entrance to the Seniors Centre has been relocated to the corner so that there is a level and central access from both Fraser Street and East 19th Avenue into building;
Increased set-backs and improved massing on the east elevation of the building;
Reconfiguration of indoor and outdoor amenity spaces and increase in unit count from 56 to 58 senior housing units;
Inclusion of a scooter storage area.
The proposal now includes:

A seniors centre at grade;
58 seniors housing units;
A floor space ratio (FSR) of 3.49;
A building height of 22.1 m (72.5 ft.); and
5 parking spaces and one car share space.
