True. This one is well located in front of a nice park. Little patio down there and voilà! Thx to covid, most owners have big issues to rent their commercial spaces, especially the new multiuse projects that turned out to change the first floor for amenities, lobby or just blank space.
Icon first floor is a big fail.
 
And I'm sure they continue to ask for the same premium rents for those spaces. Considering the market, they should bring down their prices. Better a lower rent tenant than no tenant.
 
I dislike the back very much, but at least it has windows.
I don't mind it...it looks better than the average CharcWhite wall. I need that parking lot at bottom right occupied by a 40s+ building though. That and the Appletree lot are the last great spots for a decisive ClumpBreaker in the upper escarpment area devoid of view plane restrictions, unless the Technical High School gets redeveloped at some point.
