According to CBRE Group, the population of downtown Montreal has increased by more than 18% between 2010 and 2015, and is set to grow by another 15% between 2015 and 2020. As young urban professionals continue to invest in the city's central areas, it is estimated that 4,000 condominium units are currently under construction in neighbourhoods such as the Quartier des Gares and Griffintown. On Rue de la Montagne, at the corner of the busy thoroughfare that is Boulevard René Lévesque, developer Broccolini is building L'Avenue, a 50-storey condominium designed by Toronto architects Page + Steele.
Since our last update, the 175-metre skyscraper has developed a noticeable presence within the growing vertical built form of the neighbourhood. The architecture of the tower is characterized by three distinct vertical sections, now in the process of being clad successively with blue and black glass, as seen in the picture below, retrieved from a nearby webcam. The building will also feature a series of sharp setbacks, giving the upper portion of L'Avenue a bold, yet-to-be-seen style on the Montreal Skyline.
The podium at the base of the tower will include two levels of retail spaces, including a 3,200-square-metre Provigo-branded grocery store on the second floor. From floors three through eight, 7,900 square metres of office spaces will bring further vitality around Centre Bell. Set to become Montreal's tallest residential tower upon completion in 2017, L'Avenue will comprise 325 condominium units as well as a series of penthouses occupying floors 38 and above.
