The 128-metre CanWest Global Place has been the tallest building in Winnipeg since it was built in 1990. But if plans by local developer Artis REIT go through, it will be dethroned by a 40-storey development at Main Street and Graham Avenue, just a block from the city's most important intersection, Portage and Main.
The tower would include 36 floors of apartment units above four storeys of commercial and amenity spaces, which could host a daycare facility, urban food store, and dog run. Positioned at 300 Main Street, the project's central address puts it in the middle of Winnipeg's burgeoning downtown scene, which acts as a magnet for young professionals.
Artis REIT is also embarking on a $25 million CAD facelift of its 32-storey office building at 360 Main Street. The current brown skin will be swapped with a glass curtain wall facade. Changes by the city could lead to a substantially different public realm in the area as well. Officials are exploring the possibility of reopening Portage and Main to pedestrians. The intersection was barricaded in the 1970s following a deal with developers that opened a shopping concourse underneath the streets.
The developer hopes construction will begin in February 2017 with occupancy by 2019. 300 Main could be battling for skyscraper supremacy with SkyCity Centre, a mixed-use tower with a distinctive sloped roofline, depending on if that project moves forward.
