The site of a Toyota dealership in Downtown Los Angeles has been targeted for significant intensification, with L&R Group of Companies filing plans for a 52-storey highrise on the property. Located at 1600 South Figueroa Street in South Park, the preliminary proposal calls for 202 condominiums, 134 apartments, and a 250-room hotel. Additionally, 23 of the condominiums and nine of the apartments would be set aside for low-income residents.

As is typical for car-centric Los Angeles, the development will include nearly 500 parking stalls, with five levels underground and four above grade. Among the more urban-friendly elements of the development are 6,500 square feet of office space, 9,000 square feet of retail, and a 3,000-square-foot restaurant.

Designed by the world-renowned architectural practice Gensler, which has an office within walking distance of the proposed development, 1600 South Figueroa employs a playful massing and disparate cladding systems. The podium facade is largely articulated by long balconies, while the building's midsection features a large aperture. Then, a verdant third volume of staggered levels serves as a plinth for a vertical appendage of penthouses. The residences would occupy the upper half of the tower, with the 19th floor hosting amenities like a fitness centre and pool.

L&R Group, which operates numerous parking facilities, acquired the site for $30 million last April. The building that houses the dealership would be demolished but operations will move to a new location at Figueroa Street and Washington Boulevard.
