A antiquated 1980s London business park has fallen victim to a new skyscraping scheme that befits the site's enormous potential. The regeneration of 250 City Road, a triangular slice of property between Angel and Old Street Stations, will produce a high-density residential community with a myriad of restaurants, retail and a new hotel.

The first signs of progress at the site show work underway on the tallest of two residential towers, 42 and 36 storeys in height. Residents here will enjoy access to a state-of-the-art fitness centre, swimming pool and spa, social lounge, and 24-hour concierge service. 250 City Road will boast strong environmental credentials as well — photovoltaic panels will provide renewable energy, green roofs will beautify the site, and rain water will be harvested and recycled for irrigation.

Designed by world-renowned architectural firm Foster + Partners for developer Berkeley Homes, the buildings step down to the south in deference to the diminishing scale of the adjacent residential blocks. The brick and limestone cladding used on the podium will reflect the materials historically used in the neighbourhood of Islington. A large green space in the middle of the scheme functions as the heart of the development, with pedestrian paths creating a circulatory network between the 40,000 square feet of shops and cafes and 75,000 square feet of office space.

The project also encompasses a four-star, 190-room nhow Hotel, aligning with the design of the taller towers. The hotel is scheduled to open in 2019.
