The wave of new boundary-pushing skyscrapers like 432 Park Avenue is apparently not enough to satiate Manhattan's appetite for modern, centrally located residences. The Affinia Dumont hotel at 150 East 34th Street in the bustling Murray Hill neighbourhood has gone through a LeFrak-led renovation and conversion that has produced 37 storeys of spacious rental apartments. Earlier this month, the property marked its official launch of leasing, cementing its place in the expanding portfolio of Marquis-brand properties on the island.

The highrise, located a few blocks east of the Empire State Building, now contains 260 no-fee studio and one-bedroom apartments that feature open floor plans, Whirlpool stainless steel appliances, Caesarstone quartz counters, hardwood oak floors, and sweeping cityscape views.

The renovation also entailed the development of a new amenities package that includes a 1,100-square-foot fitness centre laden with state-of-the-art cardio and weight machines. A conference room and co-working space are provided for those working remotely or hosting business gatherings. A deluxe resident club featuring game stations, televisions, a pool table and wet bar can be reserved for private events. Another lounge on the second floor, also available to reserve, offers a more relaxed experience.

Prices for the units begin at $2,575 a month for studios and $3,425 for one-bedroom layouts, with tenants moving in this month.
