A shoreside property along the Rivière des Prairies in Laval, a city located just north of Montreal, will give rise to a 21-storey follow-up to the first phase of Aquablu by Garabedian Development. Following the success of the luxury waterfront condominium complex, the developer has attracted investment from a partnership between Claridge and Ivanhoe Cambridge, a new joint venture that will be launching the larger second phase.

Plans for phase two of the three-phase development were revealed at an April 28 VIP launch event, which was attended by Laval Mayor Marc Demers and several municipal councillors. A select offering among the 130 condominiums went on sale on Saturday. "The best part for most of our buyers is being right on the water, with 1,000 feet of shoreline," said Mr. Garabedian. "Every single unit has ceiling heights of 10 to 11 feet, floor-to-ceiling glass walls, large balconies and terraces offering panoramic views of the river."

In addition to the surfeit of luxury condominiums, the $250 million CAD Aquablu hosts riverfront villas, executive suites, and penthouses. Available unit sizes range from 880 to 1,950 square feet with executive suites and penthouses maxing out at 5,000 square feet. Waterfront villas, featuring a balcony and a terrace, measure between 1,350 and 1,900 square feet.

Integral to the second phase is a new feature called 'The Cube', a fully glass-enclosed three-storey ground-level structure offering panoramic water views. The ground floor will include a recreation area with amenities such as a golf simulator, billiard table, and wine tasting room. Architectural drawings call for a social lounge on the second floor and a yoga studio on the third level. A second outdoor pool and hot tub will adjoin the expanded terrace, linked to The Cube and phase one.

Construction of the first phase was completed last fall and is nearly sold out. The development is located in a residential neighbourhood adjacent to Le Domaine des Berges, another exclusive community developed by the same promoter.
