For reference, you could do something similar in size/scale to the Augustana or Encore there.
I'd love to see corner retail with a large patio or 2nd floor podium patio overlooking the river valley and our Downtown.
I continue to be astonished that we do not have more rooftop or other patios on Sask Dr looking north.

Lets hope they can acquire the neighbouring property for a real nice conducive sized site to build upon.

I'd prefer that they do not acquire it and create something slim, of medium height (20-30) and very modern.

the property immediately to the west is a heritage home where neil law practices. the home appears to be in superb condition inside and out despite being used as an office. it is not one to lose.
the property immediately west of that is duggan house which is home to the allberta association of architects. it's also in good condition internally despite it also being used as offices.
both of them maintained original rooms and detailing despite no longer being used as residences.

While we’re at it, please squeeze a patio somewhere near le Marchand/Notley park/Victoria promenade
i’m surprised we haven’t seen more condos along or near Saskatchewan Drive. Even that second row seems like a lot of unremarkable houses. But I guess land assembly might be the issue

Rohit was inquired about a potential 25+ tower on that lot and the adjacent lot to the west back at the end of 2019, but I haven't heard of anything since then. Maybe they purchased it? I will be able to find out in a few weeks, regardless.

If so, couldn’t think of a better developer and it gives me a lot of hope to incorporate the adjacent heritage home in a sensitive way.
