The properties of 880-884 Kingston Road are listed as part of the Open Door affordable housing program. As of this report listed below, they're planning for 50 residential units here. It is just west of Pickering St intersection and about 5 blocks west of Victoria Park Ave.

The site is currently 2 separate low-rise mixed-use buildings. Shown below as where the Beech House presentation centre/Still Water and Fearless Meat businesses are located:

Fearless Meat has become quite the institution in this area.

They are quite successful.

I wonder if they have relocation plan in place.

Yeah, I've read several good news articles before about Fearless Meat and how involved they are with supporting other neighbourhood businesses and people in need. Hopefully they would be able to relocate somewhere nearby.




 
From the February 16, 2021 Staff Report:

1. 1953083 Ontario Inc. - 880-884 Kingston Road This proposed development will create a new mixed-use building including up to 50 affordable rental homes located above an existing restaurant. It is proposed that the Fred Victor Centre, a support services agency, will head lease the apartments. The self-contained studio apartments will be provided to single persons referred from shelters and social services agencies. With the support and programming provided by Fred Victor, these homes will serve as transitional but permanent housing for individuals who have experienced homelessness. This project is being recommended for an estimated $3,144,712 in City incentives. Zoning By-law Amendment and Site Plan Control applications are required to be submitted for the proposal. Construction is projected to start in March 2022 and be completed in July 2023.

There are no active development applications on the City's AIC, so a March 2022 construction start seems a bit unlikely

Neither of these buildings is the sort of building I would see being engineered to handle new load, especially greater than 1 floor.

The existing space doesn't seem large enough.

Quick measure suggests the existing 2nd floor areas of both properties combined are ~1500ft2.

So straight conversion would seem to be out.

Hmmmm.

This is the rear of these 2 properties.............I wonder if they could fit this on the parking, abutting the lane way.

Going only w/the rear area, you'd have 2,400ft2 per level.
........
If each unit is 350ft2, or 400ft2 with associated common area. You need, 20,000ft2...........hmmm, that doesn't work well either.

The entire 2 unit (and space between property, including the rear is just a bit over 5,000ft2.

That puts you at 4 floors if you build lot line to lot line. (using my assumptions).
 
FWIW; Fearless says they are staying.

I'll be intrigued to see what this looks like from a massing perspective.
