Term Sheet negotiations with Hines Canada are advancing for the Housing Now project located at 263 Queens Quay East (also known as Block R6, Bayside). These negotiations are advancing through weekly meetings, with consideration for existing development rights granted to Hines through the master Bayside Project Agreement, as well as program requirements of the Housing Now Initiative. The preliminary internal housing targets for this project consider a minimum of 325 total rental homes, including 199 affordable units.
 
Only way that much gfa/units fits on this site is in a tower. Looking forward to the designs.
If you assume 10 units per floor that means at 35s tower which is about twice the height of the surrounding structures. Do we know who the architect is?
 
It's a very tight site. The owners in Tridel's newest high rise won't be too happy.

There's a condo in Hamilton that may work. It functions as stacked townhouses but, is 20 storeys tall. There's no internal hallway. Balconies are on one side of the structure and an open air walkways accessing the entrances to the townhomes are on the other. The only hesitation is that it's similar in function to British council high rises that been imploded over and over. This design would create the feel of wider building spacing

The units are definitely unique:

This site is ~27 metres wide - that's plenty for a tower without having to get creative. Think something more like Monde - a narrow rectangular floorplate running north-south.
