Term Sheet negotiations with Hines Canada are advancing for the Housing Now project located at 263 Queens Quay East (also known as Block R6, Bayside). These negotiations are advancing through weekly meetings, with consideration for existing development rights granted to Hines through the master Bayside Project Agreement, as well as program requirements of the Housing Now Initiative. The preliminary internal housing targets for this project consider a minimum of 325 total rental homes, including 199 affordable units.

If you assume 10 units per floor that means at 35s tower which is about twice the height of the surrounding structures. Do we know who the architect is?

Why only 10 units per floor? I can see 20 per floor squeezed on that site.

There is a change here since the last report to CreateTO:

The above indicates an increase of 35 affordable rental units, and an increase of 173 total rental units. So 138 more market-rent apartments.

I think its fair to assume a height increase is contemplated.
