In the course of my ~7km walk yesterday, I came across a number of properties at the above noted addresses on which work appears to be on-going.

To what end, I do not know.

Being the curious fellow than I am..............

I looked for any thread here, and didn't find one.

I looked for any application in the AIC, I didn't find one.

I looked for any building permits pulled, I didn't find any (raises eyebrow)

I also looked up Cerque Developments and can't seem to see a project here on their website (but perhaps I missed it)

* further note, buildings are neither listed nor designated in the heritage register except by way of being in a Heritage Conservation District.
 
This does not qualify for a pin given that it is merely an internal conversion with no significant GFA addition or expansion. I have city-tagged the thread to hopefully make it easier to find.

Note that the scope of this project only includes 96-104B Scollard; 94 is not included.

The relevant application was submitted in 2019 by proponent ProWinko (operating as "Scollard Heritage Investment Inc.") for a consent for a technical severance to re-establish the six lots which merged on title within the Yorkville-Hazelton Heritage Conservation District.

Then there was an interior alterations permit (22 138738 BLD) applied for in 2022 for 104 Scollard proposing conversion of a commercial unit to residential. It appears that permit was cancelled 4 months after being applied for.

Though, I would say, the exterior work is certainly a material change visually.

Good sleuthing. I have my suspicious that more than a little work here is missing the applicable permits. Though perhaps, all the plumbing, hvac and structural remained unchanged.....

3-alarm fire in Yorkville last night. It appears to have started at this site.

Fire crews initially responded to a building under construction that had caught fire. The flames then spread to a house and a car across the street, officials said.

Edit/Update: I was by there today...well as far as the police ticker line allowed me, that is. So from the angle of Hazelton and Scollard, I am sorry to report that the buildings effected there appeared to be mostly vapourized...

...I never quite understood why they had these particular buildings under renovations since Northern Light-san first reported this back in October of 2022, where days, weeks..even months there was no real notable activity on site. Perhaps I can surmise the fire was caused by something that got neglected in the meantime? Either way, a very sad way for these buildings to end, IMO. /sigh

Vapourized seems about right. Thankfully no one was injured.

Given the cloud this project's been under, it's worth noting that it had been a horrific butcher job upon HCD properties (and a row w/some significance in Toronto architectural lore: the original location of Ballenford Books was here)--shaving off the lower gables and basically reconfiguring the whole frontage into a cartoon of the original Victorian row. So it's very much possible that some of the "without proper permits" murmurs re the property had to do with the disregard for heritage elements--and given *everything*, the social-media speculation of this being some kind of insurance-fraud racket would make absolute sense.

Look at the above (pre-fire) photos in this thread--the before vs the after--is that a *good* thing?!?
