Leston has been average+ so could be worse. Some hope this will end up looking better than the render but without a doubt still nowhere near what we’re seeing at stadium yards
Leston's focus is below market rentals -- if they simply match their previous standards for design then they get a pass. It is actually an excellent location for below market student housing!
And suddenly the biggest critics are optimistic that this will turn out fine. Funny how that works
But like, isn't this evidence that architecturally speaking, Leston doesn't have it? You might have confidence that it'll turn out better than the renders, but the renders are all we strictly have and they don't become magically better because it's Leston and not Westrich. Some developers have it; some don't!
All the info we have is that it was never a Westrich project, including the renders, we all just assumed it was given the blue accenting and their recent work in the area. For all we currently know, they are still accurate and this is Leston's plan, unless you've got other information. I sure as hell hope they aren't accurate, but other than the assumptions made on this forum, what makes you think they are outdated renders?^ The renderings originally offered up no longer have relevance -- I'm waiting for the new ones coming from Leston which by current standards from each -- Leston vs Westrich -- gives me more faith in what Leston will offer vs the disintegrating standards evident by successive Westrich proposals. We will have to wait and see was Leston has in mind. The original renderings -- now outdated -- were crap on a popsicle stick no matter who was the developer (to be clear).
I agree. I would trade the retail for main floor units opening to the street, tho. There's no lack of retail around there, with it being directly behind Unity Square and just blocks away from other retail on 104 ave, so I feel like making it feel more urban with units opening to the street would be amazing, and do wonders for the feeling of liveliness of the area.Call me crazy, but if the design improves and they choose to add some commercial around the site (esp fronting the 105th Ave plaza), this may be one of the best projects around downtown right now. 600+ units pretty great for density in the area, and it's filling an entire block of what was once disused and empty space. I just really hope some newer renderings come out so we can see what they're cooking![]()
