Thanks for this @Markyeg! This downgraded iteration has been public for at least 6 months, but you said it's "out for tender," now?

The lack of retail space continues to be somewhat perplexing given the other two adjacent corners have been doing very well leasing out to hip trendy businesses.(plus Route 99 on the third).

Not sure if any of you have had the chance to stop by Frank's pub but I met with a buddy on their rear patio for a beer couple weeks back. Killer spot, awesome community 3rd place. Not to wank off Beljan for the billionth time on this forum but just time and time again they continue to take underutilized assets in great locations throughout the city and add serious value to not only the property but the surrounding community.
 
They’re looking to break ground in early 2026, but this has been delayed so much don’t hold me to it.
With any luck that rendition will be delayed forever. Is everybody in Edmonton in a low income situation? The push for affordable housing has gotten out of hand. That proposed building will be in a high profile location on one of the nicest routes into the river valley and downtown and will reputationally damage the city.

Not everyone, but a good chunk of the city is. Cost of living skyrocketed and interprovincial and international migration has strangled the job market to a point in which even some jobs that previously paid relatively well are down to minimum wage because people will take what they can get. Couple that with the fact that Alberta hasn't seen an increase in the minimum wage in 6 years, and now has the lowest in the country, and yeah, Edmonton needs affordable housing, and A LOT of it.
I was driven away from the city because of those factors.
