Got the floor plans. Won't put them all here because there are 16 of them, but here are some core designs:

First available occupancy date: January 1st, 2026

1 bedroom, 1 bathroom suites ranging from 570-649 Sq Ft, and pricing from $1515- $1725.
2 bedroom, 2 bathroom suites ranging from 846-962 Sq Ft, and pricing from $1785- $1985.

Building features and amenities:

-Secure key fob access
- Underground parking available
- 9-14 foot ceilings
- Central AC/heating
- Floor – ceiling windows (select suites)

-Incentives available (select suites)

Unit showings start next week.
 
I was a bit skeptical that the rents would actually be below-market, and indeed it doesn't really seem like they are.
It's possible (and likely) that the below-market units aren't being promoted through the same channels as the standard ones. They likely have units with below-market rents if for no other reason than the generous financial incentives available currently from CMHC. With the future of MLI Select being so nebulous we might see a last-minute burst of housing starts.
 
The floor plans are really quite functional; if I were renting I would forgo the dining table in favor of the bar seating in every instance, potentially extending the bar seating for more of that type.

It's almost like they have a strange requirement to include them in their floor plans because they are almost always in spaces where they would be more inconvenient than anything
