Maybe it’s just me, but “corrugated look” should not be part of such a heritage focused street, especially when we have so few as-is. The turd across the street should be a warning against going off script with cheapness, not an invite.

I’m not sure any of that solves the biggest issue, the material choice. Replace the siding with red brick, or even just use some on the street level or first 2/3 floors, and this building is fine as is.

    Ugh, more random white rectangles.

    Rumours & Speculation

That would definitely be the ultimate dream. It's the perfect location for a new tallest.

I think it should be a requirement that every project proposal should come with at least one rendering of the street that shows the street on a grey and slushy February day. Or maybe a scenario like today...but that rendering might just be a white rectangle.

Imagine how built out the neighborhood will be by the time we get down to "Recurring dream where you don't have enough credits to graduate".

In many ways yes...but I think there was also some really solid stuff being build in the 2000s. Projects like Arriva, Brava/Encore, Colours, Chocolate, 205 Riverfront, Point on the Bow etc. still hold up really well... better than many of the projects from the last 5 years. Often better facade...

    Infill Development Discussion

Unfortunately zoning is one of those things that is fairly complex, requires context, and hard to discuss in simple black and white terms...but it has also now become a political football, which is never good for nuanced discussion. Like pretty much everything these days I guess, you're either...

There's probably a reason why modular buildings seem to perpetually be "on the verge", or relegated to edge cases. Usually when a better technology or process is introduced, and it can scale, it's adopted relatively quickly... so I imagine if there were real tangible and consistent savings to be...

    Rumours & Speculation

Unfortunately the push that EV really needs goes beyond the development realm. But if that's ever accomplished in any meaningful way, the problem of it being unfinished will take care of itself lickety-split. Until then, expect any progress to be slow, and enthusiasm to be lukewarm. The benefit...

    Rumours & Speculation

I lean Rivers. You can sink as much money as you want into new EV developments and infrastructure, but until the homeless/drug issue is resolved (or atleast goes back to something we had even 10 years ago) it will never reach its potential. Not that Rivers is immune... but the further you are...

I'm curious to know how popular these street-level "garden units" tend to be. To me they seem like a terrible place to live (ie, fishbowl effect, security issues) but are potentially great as spots for small businesses or retail uses.

If I've been paying attention, I think one of the rules is brick should always go on the bottom half, not top?

I mean clearly I'm not seriously expecting them to demolish it...Having said that...affordable housing or not, it would be nice if the standards were a little higher than this. I question though... if the ultimate goal here is to minimize cost per unit, why is this being building downtown...
