I agree with Bloomington over Gormley. I mentioned the realitivly simple station track tie in as just a possible reason why they chose Gormley over Bloomington. ONR likely just didn't want to jump through the hoops CN would likely want for CN to construct the tie in.
Having just visited Bloomington this past weekend, I see why Bloomington was not chosen as a stop. The station track ends just beyond the North end of the platform. If the Northlander were to stop at Bloomington, the station track would need to be tied back into the main north of the station.
At Oshawa Station there has been a pilot in place since before the pandemic wherein after 11 am, the reserve spots are free and open to the general public to park in as long as they vacate the spot before the start of service the next day.

I agree with your principles, however in this proposal specifically, the parking in the middle could be redeloped into additional townhouses or even a small midrise condo/rental unit.
In regards to the parking, it may be a little excessive, however I will just play Devils advocate for a minute. This is not proposed in urban Toronto, it's being proposed in Niagara Falls which currently does not have incredible Transit services nor does it have 15 minute land use currently...
I wonder if this project will grade separate the CPR crossing at Locust Hill. Currently a very limited rail crossing, however it has the potential of being extremely busy with VIA's HxR and any potential GO Peterborough service.
It may not be the best fit, but I have always wondered if Simons has considered the Sears space at the Oshawa Centre. I have been surprised in that space sitting empty with no proposed redevelopment for so long.
