It not charity though, he isn't giving money to the city. He is investing and making a profit for himself. Which is fine, as he should, but wish it would stop being phrased as it currently is.
Oh, I have. People in other places tend to walk out of necessity. Not many people prefer walking, other than in ideal conditions. Edmonton is not car dependent, it's car preferred.
Hence why you are always so frustrated developments cater to cars.
I wouldnt say the road is used as an arterial road. Most people would use 137ave and yellowhead trail for arterial purposes. I'd be referring to local access as it's generally used for. I don't think many people are using this road for long trips due to school zones.
Just wait until school begins and traffic is backed up due to busses and traffic constantly stopping due to 1 lane of traffic each way.
All that while bike lanes are sparsely used, especially during winter months and days that don't have ideal weather.

It's absolutely stunning. I question how it will hold up in winter though. Will those boards not turn into ice, along with the stonework in the gaps on the last picture. Hope I'm wrong though, as I mentioned, absolutely great job on the look and feel of the paths.
