Some parts of the glass block wall will be translucent instead of reflective, but not all of it. The spirit/inspiration of Mason de Verre is still there and strong.

Highland Farms is indeed out of the picture and AlteaActive, a massive fitness and social club, will occupy the 2nd and 3rd floor of the podium with about 89,000 sq.ft. of space. This comes as a surprise as the building was designed to have a 55,000 sq.ft. grocery store on the 2nd floor since...

The reserve fund study will determine the lifespan/maintenance for the glass block wall which is factored into the maintenance fees. The glass block itself is a much more energy efficient material than spandrel panel as it is a much thicker and stronger material with a generous sealed airspace...

It was a very simple and casual open house event. No formal presentation or announcements were made, but it was a chance to see the exterior construction and finishes up close in person. The mock-up can only be viewed on the outside as there is nothing on the inside (just wood and steel...

    Toronto | 75 on The Esplanade | 99.97m | 29s | Harhay | a—A

The balcony finishes were never really thought out and makes the building look messy and unfinished, like some kind of distracting netting that has been partially draped over it. It’s a huge disappointment. AA looks like they were trying to design a Walman-style building but fell short — funny...

    Toronto | 1 Sumach | 120m | 35s | Markee Developments | gh3

having a physical separation of the affordable housing component makes sense from an operational and practical point of view, though it may sound harsh and cruel. The condos are owned (they pay a monthly maintenance fee which can fluctuate) while the affordable apartments are rented (cost of...

Looking good so far. I like how the precast brick pattern runs sideways for the horizontal spans which reinforces the basketweave pattern (which wouldn’t be as structurally sound if it was done in real brick). My concern is that those horizontal ledges would be a perfect perch for pigeons who...

    Don’t eat where you poop

I’m more concerned that both bedrooms are less than 9 feet wide (a queen size bed and a night table on one side would be tight), and the kitchen is the width of the range (room for just one person). The entrance door should be flipped so that it opens into the space.

    Toronto | The Pemberton | 215.79m | 68s | Pemberton | a—A

Pemberton’s new logo is refreshing and different than other brandIng in the industry, but I can’t get out of my head how it looks just like the almost-defunct women’s clothing company, Reitman’s (same typeface). Is it just me?

Got my invitation in the email and booked my time slot to check it out. I will report back with photos. Can’t wait to see it!

Greenland is definitely not a newbie (they are relatively new to Canada though) and is one of the largest developers in the world.

I have the PDF but it's 870MB, I often refer to my coffee table book copy of it instead. Does anyone know where the mock-up was built? I would love to see it in person.

Some of the units feature glass block windows. My unit will have a wall of my dining room with a glass block window. So that is meant when they mention being backlit, but I doubt all of the glass block walls will be backlit especially when it is a solid wall. The photo of the mockup above shows...

One of the most befuddling floor plans I've seen

yes, that is an awkward floor plan, but in Europe it’s typical to have entrance hallway closed off including to the living area, probably for better privacy and sound. It’s often see a room with just a toilet (hence the term “water closet”), and the bedrooms tend to be on the compact side with...
