My guess is downtown will be between 17,000-18,000 by 2030. 1.58 people per unit is high and a lot of development permits don’t go anywhere. If Canada’s immigration numbers had stayed high, I could see 20,000 being a possibility, but I don’t see it to be honest.
That's a fair point to make, but I did highlight development permits that have a pretty good chance of going through, CBRE reported on Highfield, CN Tower and Switch so that's going off at some point, along with that Abbey Lane proposal since they've proven they can get shovels in like their earlier project near 102 Ave. It's why I didn't add BLVD to the list since we've heard crickets on that one.

You could very well be right. I’m basing my tempered predictions on international immigration dropping sharply, and nothing more, so the numbers could be higher than expected. Also I recall quite a few units built from 2015-2021, but conversely downtown dropped in population.
I guess I’m on the pessimistic side, but I hope I’m wrong.
 
Looks like garbage removal is not possible for the alley behind the Metals... here's hoping this is dealt with.

Spring Sweep

The City begins sweeping the Downtown on April 7 (weather depending). Because City crews only clean the roadway, we need your help to ensure that building frontages & storefronts get a fresh start.

The Action: Please sweep all sidewalk sand and debris directly onto the street before Tuesday April 7 so City sweepers can remove it.

Key Dates:

• Now – April 6: Business "Pre-Sweep" (Move debris to the street).
• April 7: City sweeping begins.
 
Not yet, but I think a No Frills Downtown, say in ECC basement, would do really well.
I wish one of the incoming mid rises near O-day’min park had a retail space big enough because a Nofrills would do numbers with all the incoming students. Maybe something we could see once there’s already a good population base around there

Maybe this location on 106St north of 102 Ave could be a space for a No Frills as it also includes some parking. Although this only 3 blocks from Loblaws and 3 blocks from Save On.

I don't think a DT No Frills would cannibalize other grocers, as Save-On and City Market don’t target the same demographics as No Frills does. Kind of like how you see Walmart and Safeway together in suburban power centres.
 
We have a City Market, SaveOn and Chinese Grocery all Downtown as it stands and that is well served as such; especially if you include Shoppers and other places like Sunterra or date I say the Dollarstore for some items.

There's zero need for more grocers, but certainly 2-3-4-5 x the population. Folks do have options with Superstore 10 min away or No Frills off Whyte.
 
rather than concentrating on getting more of what we already have (grocery stores), I'd prefer that we try to get what we DON"T have; hardware store, shoes, clothing, furniture (Rona, Simon's, Ikea). Maybe some of those could also fill in bits of the Quarters, or repurpose some of the under utilized extra parking at Unity Square, say, between Beer Revolution and MEC.
