    Absolutely love it - the brick pattern is unique and pursuing a light pallet is ambitious. There's enough ACM panel + old world brick in EV. Great to see something fresh and different. Good scale and articulation on the facade too. That huge corner cantilever will be tricky in real life...

    Designed to blend in with the other soviet era towers along Mcleod? I just don't understand the use of brown as primary on a new building. 10/10 for appropriate density + affordable housing stock addition to the city though.

    The thing I don't understand is that spandrel actually costs more than vision glass - so it's not an economic decision. Having kitchens placed on the outside wall forces a U-style which is the least desirable style. Everything they do is intentional, just not sure what the rationale is -...

    Not necessarily - prefab wood walls are very commonplace in mid-rises these days. But since this is 10 floors there would be no reason to switch to wood above. I will also say that this appears to be a very well run jobsite - super organized and clean! Biggest indicator of potential outcome

    I live in a new highrise across the street and have literally never opened a window. As long as you have AC there is no need - unless you want to chill on your patio but no patio = no need for operable windows

    If those are the renderings, imagine the final product... and at $650mm, the design should be held to a high standard - striving for good enough or 'acceptable' wasn't their strategy, so how did they land at that? Surely they could have found a few hundred grand in the budget to articulate...
