Just walked by the area today and decided to check out the distance between the existing pier 27 building and the new tower - can confirm that it is VERY narrow. The width between the two side is about 2.5 lane driveway (just enough to sqeeze two cars plus a pretty narrow sidewalk on both sides)

Looks like the first tenant is open for business
