Toronto Toronto | The Shoppes on Scarlett & Lambton Towns | 12.98m | 3s | Dunpar Homes | Turner Fleischer

A proposal for townhouses in an employment zone, across the street from a railway yard. I doubt the City will be too enthusiastic about this.

    Mississauga Toronto | TANU | ?m | 15s | Edenshaw | IBI Group

There are only 187 resident spaces for 207 units that's only 0.9 spaces per unit. Mississauga generally requires 1.25 resident spaces per one bedroom unit, 1.4 spaces per 2-bedroom. This development has a projected population of 518 people, meaning a lot of them will not drive. I admit for...

    Mississauga Toronto | TANU | ?m | 15s | Edenshaw | IBI Group

I'm pretty sure this is under a thread with a title something like "21-29 Park Street". It's been in the works for over a year and was recently approved by Council. It's quite a large building for PC, it's only 2 blocks from the GO Station and has the lowest parking ratio I have ever seen for a...

    Toronto Toronto | 122 Peter | 132.79m | 40s | Kingdom | BDP Quadrangle

Why did the height go down from 46 to 38, then back up to 44, and finally down to 42? The City would usually take a settlement with a reduction as big as 8 storeys.

    Mississauga Toronto | M3 at M City | 260.29m | 77s | Rogers Real Estate | Arcadis

Why are those setbacks so huge? Burnhamthorpe already feels like a highway and unwalkable to pedestrians. The last thing we need are more buildings far from the edge of the sidewalk.

    VIA Rail

Does the $4 Billion assume a portion of that sum would be allocated to upgrading existing CN ROW?

    VIA Rail

I haven't read through all 277 pages in the forum, but just so I'm clear- the feds have committed $ to the new Corridor fleet but NOT the dedicated tracks at this point?

    Vaughan Toronto | Promenade Mall Revitalization | ?m | 35s | Liberty Development | WZMH

I don't like that none of the buildings in phase 1 will face public roads. It won't make the area feel more walkable from Bathurst St. or Centre St.

    Toronto Toronto | Crosstown LRT | ?m | ?s | Metrolinx | Arcadis

I'm not sure I agree with that. It is my understanding that Don Mills (Science Centre) Station was built underground in an at-grade section of line specifically to ease transfers between the DRL and ECLRT.

    Toronto Toronto | The Forest Hill Condominiums | 60.7m | 17s | CentreCourt | BDP Quadrangle

Settlement offer: 14 storey tower & 8 storey podium. Only problem is that the tower is now a huge slab with a tiny podium next to it. In the original submission most of the Eglinton frontage was an 11 storey podium with a small 16 storey tower...

    Toronto Toronto | Concord Sky | 299m | 85s | Concord Adex | Kohn Pedersen Fox

These appear to be the only renderings at the moment, as they were the only figures attached to the council item that dealt with the settlement. I think these renderings are only to help visualize the settlement offer.

    Toronto Toronto | Concord Sky | 299m | 85s | Concord Adex | Kohn Pedersen Fox

If a tower is going to be 85 storeys, it should be slim. This is just too bulky now.

Design has significantly changed in the settlement offer (scroll to page 3). https://www.toronto.ca/legdocs/mmis/2018/cc/bgrd/backgroundfile-117356.pdf

GO Transit: Union Station Shed Replacement & Track Upgrades (Zeidler)

Happy to see they are finally beginning to remove the old steel. What are they doing for permanent lighting in the atrium section. I would imagine there will be some lighting but not what's there currently.

    SmartTrack (Proposed)

IMO if they want more people to ride their bikes to the stations there needs to be more secure bicycle parking. It only seems to be in the initial designs at 2 of the 6 stations. For example Gerrard-Carlaw has 4 proposed sheltered bike parking locations but not one secure bike parking location.

    Toronto Toronto | 100 Queens Quay at Sugar Wharf | 117.34m | 25s | Menkes | B+H

I agree. I'm less concerned with the transit access of the development at Yonge/ Queen's Quay. What makes me very concerned is all the development east of Jarvis and what's coming east of Sherbourne that is not within a reasonable walk of Union. That's where the LRT will be crucial. Between...

    Toronto Toronto | Saturday in Downsview Park | 39.93m | 11s | Mattamy Homes | Graziani + Corazza

Why does this project have no ground floor commercial? The Downsview redevelopment is going to be a large community and could use some retail.

    Toronto Toronto | Montgomery Square | 84.12m | 27s | Rockport Group | RAW Design

It doesn't look like the stone on heritage building has been cleaned yet. Are they waiting to do that at the very end? It was a condition of approval for the alterations to the heritage building.

Mississauga Toronto | Sheridan College, Hazel McCallion Campus | ?m | 5s | Sheridan College | Moriyama Teshima Architects

Most of the progress is being made on the west side with Sheridan, Wesley, Parkside Village and M City. Every time I visit downtown Mississauga I think about how I can't wait for Oxford to start developing their parking lots.

Mississauga Toronto | Sheridan College, Hazel McCallion Campus | ?m | 5s | Sheridan College | Moriyama Teshima Architects

That's a bit of a smaller footprint than I imagined based on the renderings. Pleased to see it moving forward though, can't wait until all phases are complete. The less surface parking and more buildings in Downtown Mississauga the better.
