Cladding Not sure if anyone has noticed this yet, but the ugly concrete residential building immediately east of this development on Elm Street appears to be in the process of re-cladding. At least a test piece has been mounted on the buildings west side. Sorry, no camera.

I just looked quickly on my way out the door this morning, but the digging is occurring on the northeastern portion of the site. It could be that they are just digging up the asphalt - I don't know at this point. One of the cranes was also active. The boom was mostly vertical. Sorry for not...

With that kind of mix my bet is that the application is for a significantly taller building. Just a shot in the dark, but my guess is 45-50.

Hi Johnzz, No live webcam, sorry. I'm in the market for a new digital camera, so I should be able to post some photos for you all soon.

I'm looking at the site from my window at the Liberties. I can confirm that all lights are out with the exception of the one over the pay booth, which is strange. The crane looks to be over half the length of the lot (north-south). Two trailers are set up on the western portion of the site...

I'm content with the outcome of this design competition, but is it realistic to suggest the planting of decorative grasses, etc. under the Gardiner? How much light do such species need to survive?

There IS a small water feature on the west end of the podium, but it is long and rectangular.

Wonderful idea for a proposal! You should run for mayor in 2022.

That image is brilliant. I'm glad to see these skyline holes finally filling in. What a lost opportunity - They could have built the ACC on the Roundhouse site to complete that very phallic symbol. Oh well... As is, it is the world's largest monument to prostate cancer research.

The glass used looks incredibly dark compared to the renderings.

By "Park" I hope they did not mean "Car Park", as that is what we appear to have.

Wonderful view of Midtown Manhattan in that last suite rendering!

Shadow Impacts At 35 storeys, my only concern would be potential shadow impacts on the south market building. However, the grade is substantially lower. Any thoughts?

Uhhh... Reading the extremely unrealistic ideas in your posts makes my head hurt. Please, drop it.

My office did a master plan for the central waterfront about 5 years ago, and it included offices on that site up to and including where the off-ramp exists. They were to address the corner of York / Queens Quay in a similar fashion to the buildings at 8 York Street.

Designs for buildings of this size must have to go through the mandatory urban design review panel. Wouldn't they? Maybe the team needs to step it up a notch in their critiques.
