    Beyond accurate. There's little point these days to engaging, wait out the clock and appeal, then make a Settlement Offer. Pathetic that this is what it has come to with Staff, but it's gotten way out of hand.

    I agree, though Whitby does have really challenging soil conditions and a high water table so I get why we often see it there specifically. It's especially bad in the Downtown though I'm not sure what the waterfront area is like here. I know it was an issue on some of the projects farther south.

    I think for me the massing is OK (personally, I would push the podium down more, and pop up the height on the tower, which would help with shadows) but not great. It's the complete lack of even trying to appear to try to create something that might contribute to the neighbourhood with this one...

    Absolutely. In general we should be moving towards less billboard signage and outdoor advertising, not encouraging it to spread outside of the Yonge-Dundas containment zone.
