    I saw Icon and thought they were interesting too. As an aside, I did do a conceptual massing and the setbacks are killing my economics. I need all the density I can get to make mid-rise work, and the setbacks required by the midrise guidelines are both reducing density, and shooting my formwork...

    I hear you. I agree. 1 year demo (12 months) 12 weeks for each below grade level (so 12 months) 4 weeks for each podium level (6 months) 3 weeks for each typical office level (42 months)

    Concorde has been both a boone and a blight on Toronto. I see why we agreed to allow them carte blanche in 2006; I dont see why we continue to do so. It isn't that the architecture needs to be fantastic, it's that the quality can be dog vomit.

    It is a side core, steel frame with curtain wall on the north side of the shafts. The core is 25 cars wide. The east most elevators are the high rise core. It is an odd core: if you are in the high rise you can literally be a football field from your desk ... but I think the theory makes sense...
