    Baby, we got a bubble!?

As a small landlord with a few properties that I manage, you need a few good people for appropriate repairs unless you are very handy. It is easy until it is not. Bad renters, non payment can all add to aggravation. Condos are easiest because the common area is looked after. Houses by their...

    Baby, we got a bubble!?

Depending on your usage is the question. If it is as a rental, do the math and decide if the return makes sense.. If you wish to live there then it is quite reasonable. Please note that this maintenance price includes the maintenance of the parking spot and the locker so this is quite...

    Baby, we got a bubble!?

TheKingEast: We have to remember as has been mentioned before that often older buildings have the utilities included such as hydro so part of the higher number is misleading. Also, depending on the building some include cable and in some cases cable + the movie network. I own a unit in a...

    Baby, we got a bubble!?

Provided you are talking a large building with lots of units/sq.footage. The norm is closer to $0.60/sq.ft. I am told these days.

    Baby, we got a bubble!?

^^^ Thanks theKingEast: Are you are looking for this as a place to live or to rent out or are you just following the market and commenting in general? I ask as I believe the criteria change a bit. I agree to buy at these prices to rent is really to believe that interest rates will stay beyond...

    Baby, we got a bubble!?

^^^ TheKingEast. Can you give a couple of examples of prices that you feel are over ask that you would be seriously considering. I am curious basically as to what you think is a reasonable 2 bedroom and what is a reasonable price for the property. Also would be interested to hear what you...

    Baby, we got a bubble!?

Perhaps I could shed some light on this. As Ka1 correctly pointed out, parking is usually a common element which is assigned exclusive usage to the owner. The parking spot may be assigned or at times it may be owned outright. Similarly your suite is owned. The difference between other...

    Baby, we got a bubble!?

I have been quite happy with Plazacorp buildings. Both buying and aftermarket care. They may not be the most beautiful outside but they are good mid range quality at a fair price. Tridel is of course very good as proven by JD Powers serveys and as TheKingEast has pointed out. As always with a...

    Baby, we got a bubble!?

Can you elaborate without necessarily naming the building (unless you feel comfortable doing so) what other factors have lead to the stagnant investment. If you prefer not to, I understand. Also, please feel free to pm me as I am curious as to what you perceive lead to the stagnation in a...

    Baby, we got a bubble!?

No one gets every investment right...except those who do no investing at all. Sooner or later you buy something that ends up not performing as expected. I like you, TheKingEast have mainly positives but I do have 1 which I believe is negative though I am hopeful turning around a bit now. I...

    Baby, we got a bubble!?

I agree with you totally. A rising tide raises all ships. Eventually there will be a reconning when the liquidity has to be removed. However, I suspect bonds, stock market and real estate will all go down at that time. The problem will be where to hide. Real estate will provide a return for...

    Baby, we got a bubble!?

The reality here is that this is a middle man adding a cut. However, to blame Condo George I hardly think is fair. The developers (business people) have figured out I imagine that a good use of their marketing dollars is to get a target audience....realtors....who have the connections with...

Still in sales. Approximately 65% sold is what I was told about2 weeks ago.

    Baby, we got a bubble!?

^^^ I just heard that Investor's Group (IG) is offering a 3 year variable of 1.99%. Apparently one still has to qualify for 5 year rates and higher rates but still this is supposedly the lowest rates ever offered. Will be around for about 30-90 days they say so maybe just to get "eyeballs" to...

    Baby, we got a bubble!?

^^^^^ CN Tower.... a very logical post. I don't remember exactly but I believe around 2010 avg. downtown TO condo must have hit $500+/sq.ft. In any event, that was the $ amount for me at which it became tenuous at best to be an investor. Now I believe those who bought in 2010 and 2011 are...

    Baby, we got a bubble!?

Why will it go up and plateau in Q4 2014 and downturn mid Q3 2015? I assume there are some events you are expecting and basing this on.
  17. I

    Baby, we got a bubble!?

Ka1....you are correct. Parking seperate. Locker seperate. Additional "levies". Hook up fees. I even had in 1 condo the appliances supplied but on the statement of adjustments the HST on the $3K of appliances was an "adjustment". Previously a lot was included....a bit like the airlines. You...

    Baby, we got a bubble!?

True, but the new condos don't include the parking price. So quoting $675/sq.ft. and a parking at $50K on 500 sq.ft. means $775 whereas parking in most other built buildings unless acutely in short supply is lower priced than this.
  19. I

    Baby, we got a bubble!?

With or without parking? If no parking, that is high. These are high floors and small units generally command more/sq.ft. than larger ones. Still $740 and $840/sq.ft. Again, Bay street I believe commands a premium....not exactly sure why.

    Baby, we got a bubble!?

Actually they show a 1 bedroom/den at 608 sq.ft. on high floor 33 at 498K ask which is $819/sq.ft. I don't know if there is a locker/parking spot. Usually however Bay street seems to command more than Yonge street, and also is Bay and College a better or worse location than Yonge and Wellesley...
