    The issue to investigate would be passenger transfer demand westbound since the terminus is likely too far east. Better than 3rd St SE of course. But would need a detailed analysis on how much better.

    It is too bad the inverted bowl capacity caps out in the 15ks. Saves lots of space. In hindsight with how great the Rossetti concept was, it locked in event centre 1.0 to too small of a site, and led to everyone not being super thrilled and then the new arena.

    I believe the problem with 5th street was the province owning the parcels for the future rail station that they've owned for almost 2 decades now. Can't cut the access. Can't expropriate them.

    It doesn't change tax revenue raised by the city. Which is a different thing. A property being higher valued lowers tax paid by others, and a property being lower in value raises tax paid by others. But the revenue to the city is the same.
