I did not see that ledge in my view, apologies. From today’s crystal blue skies:

Anyway… This ignorant civil servant thinks the glass looks quite nice. I actually had lower expectations based on the renderings.

That's true. There has been some higher absorption in the office market for class A and particularly new inventory. The vacancy rate is around 11% currently in the core, which is better than it was.

I would reserve "handsome" for these buildings. That classic and stately form in all black is pure class.

I don't mind the vertical concrete bands, as much as a despise those windows. It looks incredibly messy. Remove a few of the smaller bands, clean up the mullions, and change the window tint to something a bit more bronzy. My humble opinion only - I am clearly not an architect.

Wow, that's a great shot from above. The street shots are also appreciated, but you really get a sense of the massive size of this site from the air. The $260 million paid for the land feels more appropriate with the aerial shot of just over half the site.

I see. Altus was suggesting that the true purchaser was Plaza via 1233 Yonge Holdings Inc., so I thought it might have been an interest sale to them.

This property sold to Plaza in March 2023 for 30 million, as I think Firm Capital sold their interest it its entirety. Mods can update the developer to Plaza. Source: Altus Data Studio

This site was sold in May for 30 mill to Castlepoint Numa, by Colliers, as noted above, on behalf of a numbered company. It's designated RA. (Regeneration Areas.) Source: Altus Data Studio

100% right. Also, depending on your security infrastructure, you may not be able to access the site at all. It's insane.

Toronto's AIC + Other Municipal Development Application Portals (UX/UI/APIs & Opendata)

100% right. Also, depending on your security infrastructure, you may not be able to access the site at all. It's insane.
