Retail is tough here but I hope they can negotiate childcare/affordable units. It's a great alternative benefit when retail doesn't work on the ground floor.

Articulate the ground floor with some textured materials to breakup the retail and change the colour of the outside massing volumes to break it up. This will add some more rhythm to it. Not sure on zoning Heights but that would some some good constructive feedback for them to start with.

It will be by de facto since ad2w is implied in smarttrack, which would see trains at least going to Bramalea to turn back. All SmartTrack station/service trains would be travelling to Weston as well.
