I should clarify, the July 2025 completion is what I got from the schedule they submitted to city council. https://www.toronto.ca/legdocs/mmis/2022/te/bgrd/backgroundfile-198972.pdf So, they could for sure be moving faster than what's on paper.

Yup, looks like it's topped out. Demolition to 52 stories in less than 2 years. Legendary speed! Interior finishing isn't scheduled to be until next summer, though.

I've been jokingly calling this stretch of Yonge up to Bloor 'The Bubble Tea District' for a couple of years now 😂

The retail is starting to fill in here. There's also (allegedly?) a Goodlife Fitness coming to the basement levels as well. Although not officially announced yet, this was noted by the developers:

The way it works is a lot of developers will either bring in equity partners on a project by project basis, or raise a fund of money from investors that they will use across multiple projects. But that accounts for only a small portion of the total cost of a project -- probably less than 20...

I wonder. I walked by the site on Monday mid-day, and there wasn't a single person on site... it was all closed up. Looks like a small number of workers were there yesterday as pictured in the photo above. Not sure if it's an issue with Pemberton, their forming contractor, a materials...

This looks like Fitzrovia's first foray into non-rental. Also, I predict this design will get more basic. There's like 13 or so different floor plates above-grade, and typically Centrecourt seems to keep those to a minimum, presumably so it doesn't slow the project down.

I had to go to the wayback machine for this because GIP's portfolio page doesn't seem to be working tonight... But, they list the contract value at $45 million and looks like that includes everything (demolition, heritage retention, shoring) but excavation which Michael Bros. handled. That...

Second crane added to this site.

Well, if they were able to sell the air rights for nearly as much as they would have sold the building for anyway -- but still get to keep the structure so they can continue to collect rent... sounds like a pretty good deal to me!
