This is the same type of fence they put in for the dog park at Huron & Lowther. Looked slightly higher quality than off the shelf to me, but I guess I don’t know much about fences haha. EDIT next day: cheap and crappy fencing at Huron and Lowther upon closer inspection ! Yuck.

There is a 70 degree plane requirement on Yonge St here, so the buildings will look similar in massing. Also this will be next to The Ivy, a rental building at 8 Gloucester.

I think the ground level detailing is allright, but I would have liked the podium be a little beefier and continue the roofline of 617 Yonge next door all the way to the Isabella corner. The red brick is excellent and would like to see it continue up.

I am liking the horizontal lines on this building to contrast the verticality of 1 Yorkville.

It’s not my job to educate you. I am just telling you I have seen every tactic laid out that you have said before. I’ve gone to probably 50-60 community consultations for new builds and other projects in my 15+ years in Toronto, been part of a committee that commented officially on the city’s...

Your feelings and emotions are valid and I appreciate you bringing them into this space but there is a full NIMBY bingo card among your statements that are not valid or backed up by data or overall goals to provide more housing more people who need it too.

Looks pretty bad ass to me @Bjays92 , maybe you'd like it in person?

IIRC Real estate agents paid people to sit outside One Bloor East on their behalf to be ahead in line. And I recall another instance where the developer paid people to sit outside to get more attention. I mean, if that’s how you want to spend your time and money, go ahead.

Solid cocaine decor on this one. Bad vibes from previous owner, probably best to tear down.

How are pedestrians going to use the space? It always seemed pedestrians got to the distillery district via King and down Parliament, or via the Esplanade. Do people come via Front? Both plans are fine from pedestrian view via the Esplanade with the park. The provincial plan seems to have a...

I imagine the ground floor here could be radically reimagined in a positive fashion if loading bays, staging, and parking ramps went underground one level. Would that be so hard to integrate?

Not a bad spot for a UofT dorm tbh. Could be a good land acquisition for the institution.
