It has a real 70's vibe going for it. And in interesting and good ways, IMO.

This image has me happy.

Notice how the height of the podium mirrors the heritage building. Notice also the clear detailing of the podium roof with a cornice-like feature.

It's not faux historical at all; but it plays really nicely w/the heritage.

Likewise the ground floor space also has similar proportions to the heritage building, and again, a line of definition between that and the 2nd floor.

The new is also respectfully set back from the old, showcasing the latter; while not being excessive about it.

You can really see thought that went into this.
 


Construction Staging Area - 698-706 Spadina Avenue and 54 Sussex Avenue

This item will be considered by Toronto and East York Community Council on November 24, 2021. It will be considered by City Council on December 15, 2021, subject to the actions of the Toronto and East York Community Council.


The Development and Timeline

Daniels HR Corporation is constructing a 23-storey student residence building at 698- 706 Spadina Avenue and 54 Sussex Avenue. The site is located at the north-west corner of Spadina Avenue and Sussex Avenue. There will be no underground vehicle parking in the completed building. Permanent access for pedestrians will be from Spadina Avenue and Sussex Avenue.

The site is bounded by a seven-storey apartment building to the north, Spadina Avenue to the east, Sussex Avenue to the south and Sussex Mews to the west.

A detailed review of the construction schedule was undertaken by the developer to minimize the project duration and impacts of the construction on all road users. Based on the information provided by the developer, the entire site will be excavated lot line to lot line on all four sides to a maximum depth of 6.3 metres. The developer has advised that due to limited availability of space, all construction activities, including delivery and storage of construction materials, cannot be accommodated within the site.

The major construction activities and associated timeline for the development are described below:
• Excavation and shoring: from November 2021 to February 2022;
• Below grade formwork: from February 2022 to August 2022;
• Above grade formwork: from August 2022 to July 2023;
• Building envelope phase: from November 2022 to December 2023; and
• Interior finishes stage: from March 2023 to September 2024.
