Shame more thought wasn't given to how the slab edge of the upper box was to be treated. Seems dirty, inconsistent and weathered already. Otherwise building looks sharp.

Any idea on the FSI being proposed here?

There are only like 10 units left in this building. Two facing the tracks. The setback from the tracks in mandated by metrolinx at 20-25 meters to the closest indoor residential space. The project also has a large crashwall and berm b/w it and the tracks. As stated in the the earlier post, the...

Never seen or heard of that issue. Although have seen lots of longer term issues with accumulation of dust/dirt on the glass, and run-off on the slab edge. It is virtually impossible to get anything b/w the glass and the concrete for cleaning purposes. End result being the building starts to...

Website worked fine for me. New rendering looks great. Nice to see a new perspective. Architecturally the building still looks great. I'm sure glad the City didn't have their way and get the developer to remove/lower the architectural masonry frame. Great looking mid-rise project.

Must be nice to be a Councillor and recreate history. I heard that the CITY approached the developer last minute only once they realized that they didn't stand a chance at the OMB and that their witnesses were very weak. This was a last minute attempt to try and save face and get some section 37...

love the subtle freed banners on this project... talk about over-kill.

Agreed. Just find it strange that a politician with no architectural or planning background, can direct City Planning to reject a good mid-rise proposal like this. Why doesn't City planning have its own autonomous voice on these matters? I was at the community meeting. It was very tame with only...

I hope this one gets started soon. very cool little project, and an impressive finishes. Am curious to see how some of the Teeple detailing comes to life in the finished product.

this might be the best built freed building yet. super late mind you...but construction quality looks good.

The City is not supporting this project and going the OMB to fight the developer. It seems to me that this is exactly the type of mid-rise project the City should be supporting. Jennifer Keesmaat can't stop talking about how much she supports mid-rise buildings close to transit and how she...

this is exactly the type of mid rise developments that the City should be fast tracking through the planning process. it's well designed architectural, relatively small (145 units) on the fringe of a great neighbourhood, buffering the neighbourhood from the industrial areas and the railway...

a good read thanks. nice looking building model. I've never seen wood used like that for a scale model

from all accounts...this is a preliminary concept rendering. I won't spend too much time critiquing the design until it is more clear what is going on. I'm viewing this as more of a place holder to have a planning/approvals conversation. I'd imagine carttera will team up with a developer that...

this is a very impressive project. great views, best park in the city, great access to transit, and a well thought out design. Does anyone know why this is on route to the OMB? I'd imagine the PSF will be substantial, but i'd have to say, it looks well worth it. when do they start selling?
