I think we may see a further reduction in height as this one shapes up. Especially in keeping within the spirit of the St Lawrence Heritage Conservation Plan, even though this particulat site is exempt from the SLHCP.

In regard to the NYCC grocery store at Emerald City, I'd expect it to be one of the stores in the Sobeys line-up. Metro will be going into the Tridel development on the South East corner and there is a Loblaws at Empress Walk (just noth of Sheppard) and another Metro at Northtown, just a block...

The original developer for this site was the Lawrence Avenue Group. They build fabulous properties! I used to live in their "Riveria Club II" project on Sheppard Avenue just east of McCowan Road. Amazing finishes and attention to detail when constructing their suite interiors.

From the photos posted this colour looks similar to the windows used at EQ1 and EQ2 at the Scarborough City Centre. I didn't like the colour, very institutional IMO. Resale values in those buildings seem just fine. I don't think you have much to worry about in regards to selling your unit...

Well Beachers do eat and drink, but thats about it. Their are all too often house poor to do anyhting else. There is the start of the migration of Business from Queen East up to the Danforth. Many non- restaurant businesses on Queen East (Kingston Road to Victoria Park) are suffering!
