Completely agree on this. Taking the train to West Harbour from Union is great, except that it takes ~80min because most of the trip is spent accelerating and decelerating due to the relatively close spacing of stations the whole way and use of diesels hauling 12 bi-level cars. The train trip...

I seem to recall these were owned by TCHC? This could just be part of their initiative to transfer small sites to non-profits. The submitted applications are only minor variances and a consent to sever.

My understanding is that the adjacent private school was renting the open space from the Orange Hall and using it as their only at-grade play space, and they subsequently purchased it.

The corner is rounded in the rendering. The brick treatment on that corner looks hideous in the photos.

The curb cuts are quite long to allow for driveway access across this bidirectional cycle track, which leaves enough space for vehicles to enter in some cases. Not sure how that can be fixed if the driveways need to remain operational.

Nice architecture on floors 2-4 but the ground level is terrible: a big driveway and the side of a massive staircase with a blank wall facing the street.
