    I have reviewed this application in the past. It is certainly an interesting development, and I'd be curious how the units look once they are built. The frontage on this and the neighboring lot is ~12ft only. Waiting to see how these look once built.

    Not sure I follow. You say 1 unit in the bsmt , 1 on main floor, and 1 on the 2nd&3rd Floor. How is that a fourplex? I am guessing you meant to say have 2 units on the GND floor or the Main floor? If that is the case, then you should be allowed 4 units without the need for a second stair case...

    It doesn't make a lot of financial sense, plain & simple. House prices haven't come down meaningfully to reflect the current interest rates. Construction loans and bridge loans carry much more interest than before these policies were introduced. And back then you could still build a lot of these...

    Yeah, I am not sure why they decided to do it as such. If somebody develops a 6 unit building, they have to pay 6 Development charges. But for 5 units, they have to pay none. So it kills the incentivize to develop anything b/w 6-10 units. I believe over 10 units, you might be able to make sense...
