Below is the email received on Nov. 11. Hope that the delay is better than the cancellation.

Please note this project is still moving forward and continues to experience further delays in the construction schedule and critical dates (including occupancy dates). We will be providing new critical dates once they are available. It is currently estimated that these impacts will continue through till the end of 2022. We apologize for the delay and thank you for your patience.

I just emailed them in Dec and got the response that the impacts will continue through till the earlier of 2023. I don't feel comfortable that this gets postponed with no promised date and the email is the only source of info. Does anyone have an idea how our owner can improve this situation? Thanks

My sister purchased a condo in Niagara a couple of years ago but now the builders wants $200k extra due to construction interest and 28% construction cost increase before their lender will finance the project. They need 80% of the unit owners to agree to still buy in now or they get their 15% deposit back with $900 interest. A sign of things to come. I’ll update you next month if construction starts on their project.

Thanks. we should ask them to make the decision earlier. In this high-interest age, their delay is taking advantage of us for an interest-free loan from the owners. We shall know our rights

Are there any phase 2 purchasers who know regarding the amendment to the agreement that the delayed occupancy compensation from the vender was waived? My realtor did not notify it to me before I signed the document.

Lakeside Customer Service replied below. Can anybody provide further details of shared road matter?
I have searched at https://secure.toronto.ca/AIC/index.do (Keyword: 215 Lakeshore Blvd E), but it is hard to understand. Please help and advise

Please note we are still waiting for the subdivision agreement regarding the shared road to be finalized. We are not able to disclose our internal documents since they are confidential. Our internal teams are working actively moving this project forward.

Please note we have our own financial obligation to fulfill and we are only able to allow a maximum of 30 days extension on deposit payment however late payment interest charge for 24% per annum will apply to the 30 days’ delay and will be charged on Closing according to the Purchase Agreement.

If you go to the City's Application Centre pages you will see a map.

The RED circled dot is this project, the two with green circles are another project (178-180 QQE) which is 'on hold' and has a thread here https://urbantoronto.ca/database/projects/180-queens-quay-east.47138 the one with the purple circle is 162 QQ East (Quay House which is under construction and has a thread here. https://urbantoronto.ca/forum/threads/toronto-quay-house-73-15m-21s-empire-kirkor-architects.29486/

There is a new road shown and this is what both this project and 178-80 QQE want to get properly described. The is more about it on the Dev Application site under 178 QQE as they seem to more concerned - partly because they will also be losing land on west side of ,Lower Sherbourne so that Lower Sherbourne can be widened and properly line up with the part of it on south side of QQE.

Hi there all,

I have been emailing to the developer and keep getting the same reply with unavoidable circumstances hence the project has been delayed. There's also some zoning issues going on with the city. Do we have a WhatsApp group where we affectees can stay in touch. I am not currently in Canada.
My email bhutto.u@gmail.com.
