This is currently a large piece of City owned land around the Leslie subway station area (Leslie & Sheppard), roughly between the IKEA and North York General Hospital.

They estimate to have about 1800 residential units planned here for the future, with roughly 1/3rd of them being affordable housing).

In a report to the May 11th meeting of CreateTO's Board, we have a report on this site.

There is a proponent here...........though we know little else at this juncture.

Every City division except Toronto Fire would be expected to vacate, freeing up 7.7 acres of land.

I found this......

A non-binding Memorandum of Understanding with North York General Hospital is currently under negotiation, the details of with the Board for consideration at this meeting.

Hmmmmm. 🤨
 
Based on proximity - we are expecting the "Confidential Proponent" is NORTH YORK GENERAL HOSPITAL who have been talking about a Seniors Home or Long-Term Care facility on those City-lands since back in 2019...

Based on this SHEPPARD EAST PLANNING STUDY at NYCC next week, the HOUSING NOW site will be inside the Major Transit Station Area (MTSA) borders... which will help with needed height and density on that site.

Does anyone know if NORTH YORK HOSPITAL has any flight-paths for Medical-Choppers that have to be accounted for in that area - or future plans to add a Heli-Pad..?

To the best of my understanding, NY General does not have a helipad.

A quick look at the Sat. Photo of the site would seem to verify this.

While discussing the repurposing of 18 Dyas Road, a City-owned property near Don Mills/York Mills, the report suggests a plan to move the fuel Depot at Oriole Yards to Dyas, which will in turn free up lands for more housing at Oriole Yard.
 
I wonder - given the size of this plot - whether the City would consider splitting it with North York Hospital? Whether for a long term care facility or a site for future expansion - while also allowing a large part of the site to be development for housing? For example, an institutional use would be a great buffer along Highway 401 for the residential use along Sheppard Ave itself.

Also, doesn't this provide the perfect opportunity to move Oriole station towards Leslie? There's even a TTC parking lot at Leslie that would be a good spot for development too!

Our understanding is that there have been discussions with North York Hospital about this Esther Shiner site - and that is a direction they are following-up on...

Also, based on the updated tracker for next week's CreateTO Board meeting - it looks like this SHINER site was the "un-named" HOUSING NOW site that was at the DESIGN REVIEW PANEL that went in-camera the other week on FEB. 17th...

We should see some Public-Consultations on this site in mid-2022, if they want to be ready for an RFP within 15-months.
