This parking garage is one of 8 sites listed in the initial ModernTO report by the City of Toronto that is looking to consolidate the City's office leases into fewer, more modern buildings, while at the same time maximizing the land use on particular sites that they own, to include "such [uses] as affordable housing, employment uses, and community infrastructure."

Some might make a face............but to me this site is perfect for a long-term care home, owned by Unity Health (St. Mike's/Providence), directly connected to the hospital, so no ambulance transports for emergency/tests etc.

Combine that with a grand new home for St. Mike's Family medicine practice, off-site specialist offices, and some ALC/transition beds as well, and I think this is a big win for healthcare. Integrate that w/quality retail at street level; and have a smaller Green P shift underground. Win-Win; throw in a green-roof for good measure.
 
I'd say this would fetch big bucks @ Queen and Yonge ...the city should just sell this land to a developer and put the money to a better use elsewhere
 
Clearly an opportunity to maximize land use here, as the parking garage has much less height than its neighbours. However, parking space is a much needed service here, with St. Michael's right across the street. Many people with outpatient appointments or visitors seeing friends and relatives in the hospital - not all of whom would be able to come in by transit - need a place to park. In fact years ago the garage had two additional floors added to the original structure, like the Hayden Street garage did, and can still be seen by the different colour of the facade for the two top floors.

Redevelopment yes - but should be for a use that would allow adequate public parking to be incorporated into whatever is built here.
 
No big deal for me if this goes and I have parked there. I agree with AHK and (Automation ) Sell and rebuild and require public parking due to the hospital. So many come from all over the province to St Mikes and many have cars.
 
This is not only Green Ps headquarters, it is also their most expensive garage. I believe they charge $28/day right now here.
 
I wonder if offering it to the Ontario Line consortium as a location for construction staging/site offices is a good idea - Crossrail did this at Liverpool Street in London.

A "you can borrow it for now, but we'll be developing it later". You won't get any parking revenue there while construction is happening!

While it's a great idea, and I welcome the synergy, I doubt it'll happen.

The George Street Revitalization will allow for a City home to be built on George St a few blocks North. It's hard for the ambulances to get into and out of the Core for regular LTC pick ups and drop offs.
 
The upcoming budget submission for Toronto Parking Authority (heading to next week's meeting) shows this parking lot as being decommissioned in 2025.

That's rather sooner than I was expecting based on past reports. Though I'm unaware of any public process on this site, I assume something has advanced behind the scenes to have in the submission.

I think it has been identified as an affordable housing site (probably with Green P in basement.)
