I agree. This is nothing special; in fact I don't like it very much as a building. However, the typology is great. Smaller infill can make for much more diverse and interesting streetscapes. Bring on more of these (and clad them in higher quality materials!).
Just noticed the mural (now finished) on the east face of the building. There was also a drone hovering over the properties to the east at 337 - 341 College (Sam's Food Store), so unless it's unrelated or getting aerial mural shots, that would be a great site to see redeveloped.
