Downtown really needs streetscape upgrades: lane removals, lane-width reductions and more trees. Soooo much grey around.

The best I can see for this site is another house; 3-4 story building with one level of parking for a few cars.
The other option is to buy up the houses north of this site and used the backyard as those house will be staying. Then you can buy up the property next to this on on the south side.
