The color choices are being made by the builder's "designer". The new price includes smooth ceilings as well as laminate flooring. Although, I don't know if the laminate is for the whole unit or excludes bedroom(s).

I was told that the remaining units will NOT have the centre island & if you want one, you'll have to get it on your own after you move in. I seem to also remember being told that the new price includes stainless steel appliances but it's not shown on the pricelist. I guess the builder must have decided against it.

For those of you who are still interested in getting a unit in this building, do act fast cos they are moving back on-site sometime in Sept (2mths from now) & they WILL increase their price yet again. Well, at least this is what I was told and I won't be surprise.

So you don't get Stainless applicances anymore? I'm guessing it's too late to pick your own finishes?

I am not 100% sure. I heard from the sales rep that remaining units will be furnish with S/S appliances but I don't see it printed on the web pricelist. You would think that the builder will want to advertise the S/S appliances if they included them. The last I spoke with the sales rep, all the colors & furnishings are already chosen by the builder. They are not taking any changes. The best is to call & ask.
 
^If you are willing to wait 5 years, you'll be able to pick up SS appliances for $10...from all those condo owners dumping their "dated" c.2005 appliances for the next big trend: colourful painted appliances!

I don't get it ... how do they justify the ~$79,000 increase from 07/09's $380,490 to 08/09's $459,400 for the same suite within one month?

am I missing something?
did the developer upgrade these suites to the 'nines' and furnish them with authentic licensed designer furniture from Knoll?

it's not like this condo is in a highly desired expensive part of the city ... it's directly across the street from the Sherbourne St. rentals and St. Jamestown.
 
I suspect that they expect sufficient demand for 2 bedroom apartments as the building gets closer to completion. Despite this big increase, their prices are still lower than Tridel's. For example, the 2E suite in the James Cooper Mansion (985 sq.f.) starts at $487,500.

Reduction in parking, increase in units for sale.

I hate to be the bearer of bad news but I have to let the purchasers know that 500 Sherbourne has a Committee of Adjustment request in to increase number of units on-site & reduce parking by almost 50 spaces. There's a C of A public hearing notice on-site for April 14 9a.m. at City Hall, 2nd flr, Mtg Rm 2. This is a big deal.
 
What do they mean by increase in number of units? The building is already built....unless they're going to be chopping up the 2 bedroom units?

Thanks for posting this btw. losing 50 spots is quite a lot.
