Properties along Vaughan Rd, north of St. Clair W being listed for sale and with also a sign indicating as a development site. The southern most retail unit was the original location of the Dutch Dreams ice cream shop before it moved a couple blocks south on Vaughan Rd.

The original Dutch Dreams building had decent urban dimensions and met the street well, albeit being in rather ragtag condition. I don't expect it to be preserved in any future redevelopment plans, but it should serve as a template on how engaging podiums should be built to feature retail spaces and offer a proper pedestrian scale environment.

The retail property directly abuts the sidewalk, and the latter is very narrow here.

I'd expect a requirement to set back, at least another 1M; but if there's a building of any height contemplated, 2M or more

Decent looking concept.

I have fond memories of this place when I was a kid. Lived a little ways up the street and can remember long lines to get in lol.
