On Dufferin just north of Wallace and on Hallam just east of Dufferin. I like this area as there seems to be a concentration of multiplexes that is making an impact. Now if we could just get a few street trees! 🌳 🌳🌳Taken 16 September.

They're planning to replace this fire damaged building along Queen West with this new 3 storey building

There will be one commercial unit on the ground floor and basement, one residential dwelling unit on the second floor, and one residential dwelling unit on the third floor.

That's a major oof. Isn't this within the West Queen West HCD? Facade retention/reconstruction should be an absolute must here.

Yep, what they're planning here is such garbage, frontier town level, slap it together architecture.
 
I assume this went to the CoA because it's technically combining two lots into one, and thus, is not 'as-of-right' approved?

Even still, if this is approved quickly, it could set a great precedent. Developers could buy two connected semis and turn them into an 8-plex with minimal fuss

72 Roncesvalles. I like this as it indicates that the puzzling residential nature of the east side of Roncesvalles is changing to more mixed use. Again no luck on CofA site. Taken 24 October.

So jealous.

I'm really curious what made multiplexes so much easier and legal to build in Toronto compared to Hamilton. It seems like every multiplex here is denied, and forget having a commercial space. Would never happen.
 
I stumbled upon this just south of St. George and Dupont. Poor Margaret is being surrounded by these as Admiral Road is adjacent! 😝 Not sure but this has at least 6 units plus a garden suite. Taken 27 October.
