Couldn't be happier with how the cladding is turning out! With the amount of change and challenges faced on this project it'll be a great case study when it's said and done.

Unfortunately the north cladding had manufacture defects and required a removal + replacement. Caused a big delay to remaining facades but thankfully won't impact final schedule.
Interested to hear more about the changes and challenges that this project faced.

Interesting that in some cases the perforated panels transition seamlessly into the non-perforated panels above or below, and in other cases there is a hard edge separating the two. Not clear to me why the difference.

I wonder if it has anything with directing drainage from the balconies? Away from over the window below? Doesn't appear to take care of that in all cases though so I'm stumped. The fourth photo shows it best and appears intentional.

I think you're right -- it looks like they are directing drainage from each balcony away from any balcony opening or perforated panel on the storey immediately below.

I'm severely disappointed. Makes me doubt the rest of their proposals.

Being “better than what was there before” is not the bar we should be setting for this city. I liked the restaurant in the nice old house that was there before, so it’s not even really that much better. And yes, of course the added retail will be nice.
