Interesting. I didn't know that it wasn't just the Fishmans site, but also two 1940s-ish bungalows and a low-rise apartment coming down. (Clearly I have not this whole thread).

Anyway, great to see this kind of scale south of 17th.
 
Took the bus by here today, all that is left in the strip mall is the Vietnamese place. This looks massive but there's actually nothing around here that should have any real issue with this. Perceived issues on the other hand... there will be many. Do do think the tower should be on the north side of the lot and on the south side of the lot. Unless there's a bylaw about shadows on 17th Ave. Maybe there's something to be said for a rooftop patio along 17th?

The frontage on 17 Ave is good. The rest of it is fine. I don’t really like that this perpetuates an alley entrance onto 17th. Would have been better if they could have purchased the building on the 5 Ave corner to have a single building across 17 Ave from 5 to 5a, and created an alley entrance off of 5a instead. Also looks like a couple mature trees will be lost on 5a near the intersection, although I’m not sure how healthy these trees are.
 
This one is an odd duck. The shape is unattractive. I'm a little confused beyond that. It's both bland and with too many architectural nuances going on. This is a fail in design and development unless the bear stays.
